What is the application fee?
We do not charge an application fee.

Do you require a security deposit? If so, how much?
We require a security deposit to be submitted with the application in an amount equal to one month's rent. The security deposit is completely refunded if the application is not accepted.

What is the application process? How long does it take?
Once the application has been received, three important questions are asked:
1. Has the applicant demonstrated the ability to pay the rent?
2. Does the applicant pay their bills in a timely fashion?
3. How has the applicant acted in their present and past residences?

Typically, the process is completed within a few days.

What is your occupancy policy?
One bedroom: One or two persons

Two bedroom: One, two, three or four persons

What is your vehicle policy?
One bedroom: Zero, one or two vehicles

Two bedroom: Zero, one or two vehicles

Do you allow pets?
Cats are accepted in select apartments for an additional monthly charge. Other pets are not accepted except service animals.

What utilities are included?
Rent includes heat and hot water. Tenants are responsible for electric, which typically costs $30 - $40 per month. Actual electric costs may vary depending on usage.

How far are you from local colleges and universities?
University of Rochester   6 miles or 10 minutes
RIT                                      5 miles or 15 minutes
MCC                                    4 miles or 10 minutes
St. John Fisher                 4 miles or 10 minutes
Nazareth College             3 miles or 10 minutes

Mileage and travel times are approximate and may vary.

What school district would students attend?
Students would attend The Brighton School District.

Do you offer short-term leases?
Leases are for a one-year term. From time to time, we offer leases on shorter terms. See our specials page for more details.

Do you permit subleasing?
Yes. Contact your property manager for our subleasing procedure.

Do you accept Section 8?
We do not participate in the Section 8 program.

Do you provide laundry facilities?
Coin operated laundry facilities are provided for each building.

Is parking available?
In addition to the attached garage, off street parking is available.

Do you offer furnished apartments?
Furnished apartments are not offered.
